Letting only

• This level of service is provided for owners/investors who have a 'market ready' property (already fitted out and finished) but who do not wish to get involved in the task of seeking out and vetting suitable tenants. I would inspect the property and agree a realistic rent with the landlord. Then, having secured a suitable tenant I would take up and verify references, arrange to have the letting agreement signed by both parties (owner and tenant), collect rent for one month in advance together with a substantial security deposit and arrange the transfer of relevant accounts (Electricity, Gas, Cable TV, Telephone etc.) into the tenant's name. Finally, I would arrange for all future payments of rent to be processed in accordance with the method specified by the owner.

Letting and Ongoing Management

• This level of service is provided for owners/investors who have a 'market ready' property (already fitted out and finished). I would inspect the property, agree a realistic rent level with the owner and proceed with letting. Following a successful letting, I would undertake ongoing total management.

Finishing/Fitting Out, Letting and Ongoing Management

• This level of service is provided for owners/investors who have acquired, or already own, a property and who wish to have the premises fitted out to a 'market ready' standard. I would inspect the property, draw up a budget for the approval of the owner and carry out complete fitting out and finishing. On completion I would make all the arrangements for the letting of the property and then undertake ongoing total management.

Following a successful purchase, I would draw up a budget for the finishing and fitting out of the property, carry out all tasks associated with it, then let the property and undertake ongoing total management.

• This level of service is provided for potential owners/investors who require assistance in finding and buying a suitable older property in need of refurbishment. Following a successful purchase, I would commission appropriate professionals - architects, contractors etc. - and supervise total refurbishment. I would then carry out finishing/fitting out to an agreed budget, let the property and undertake ongoing total management.
